An ideal residential location will be something which caters to all age groups- the young, the middle-aged and the senior citizens. And Kharghar – a well planned and developed node by CIDCO – does just that. The place enjoys several plus points in terms of its attractiveness to both home buyers and real estate investors. This is not surprising, since it is now the third-most developed node of Navi Mumbai after Vashi and Nerul.
Kharghar is close to Navi Mumbai’s commercial activity areas such as Vashi, CBD Belapur, Mahape and the industrial hub Taloja. This makes it a great place to live in if one has a job in any of these locations. Also, both basic and social infrastructure has developed considerably in Kharghar. Situated on the Mumbai-Pune Highway (NH 4), the city is an hour’s drive from here.
“On the entertainment front, Kharghar has two multiplexes one at Tiara Mall and the other in Little World Mall. Some of the upcoming malls are GloMax near Kharghar railway station and Adhiraj Mall in Sector 5, Prime Mall in Sector 12 and Shah Mall in Sector 20. Shah Mall and Prime Mall will also have multiplexes,” says Subhankar Mitra, Head – Strategic Consulting – West, Jones Lang LaSalle India.
Kharghar has developed and how! “Ten years ago, the only takers in this area would be mostly government officers and migrants, as there wasn’t much connectivity and the place was considered very far from Mumbai city. Today, the scenario has changed with the node getting interest from both the classes and the masses. Thanks to the many MNCs located in the satellite city, a lot of people- be it a country head, a doctor or government officials choose Kharghar as their destination. With the approval of the airport, several Bollywood celebrities are also showing interest in this area and have booked plots in this place,” says Priya Ambasta Broker, Aditya Properties at Kharghar.
The Kharghar railway station is a state-of-the-art railway station, which has a deck parking (parking the car on the roof of the station) of 19,300 sq meters, managed by CIDCO. Just outside the railway station, there is the NMMC bus depot and an auto stand. In this area, the Navi Mumbai Municipal Transport (NMMT) in the last three years has shown 300% growth by introducing new bus routes and also AC buses. However, autos are a major problem in this node as the minimum fares are obnoxious. But, this is slowly being tackled with the newly put traffic police chowki in the node. Work is in progress of laying skywalks connecting the station to the various localities. Also, CIDCO has started work on the Metro project here.
The place also satisfies the religious sentiments of people by having temples, church, mosque and a gurudwara that is coming up near the Central Park. “When we shifted, Kharghar was sleepy as compared to the main city. What attracted me to this place were the broad roads and the various educational institutions. This place has shown growth tremendously and delivered whatever has been promised to us, the home buyers. Another interesting point is, Kharghar is a slum-free zone and there are no liquor shops in this area, making it a safe haven for senior citizens,” says Kharghar resident S.Sounderajan.
